Cotaplan completed a 2-story modular welfare block in King’s Lynn earlier this summer.

The project presented numerous problems from the outset due to its locality.  Being situated on a floodplain and made up ground – the foundations were designed to distribute the building weight safely and bring it above the flood level.  Our engineers devised a series of simple reinforced concrete piers to solve the problem – reducing time and costs to the client.  Likewise, the drainage had to be designed to reduce the chances of flooding following the building works.

Furthermore, the wedge-shaped site required a design that made best use of the space – constructed of various module sizes but also allowed access around the building for maintenance.

Site setup to handover took 10 weeks in total and included: removal of the old welfare buildings, replacement with temporary staff cabins on the estate and then redevelopment of the old site.

All the works formed part of a turnkey package offered by Cotaplan and included:

  • Ground investigations,
