Modular Buildings, which is the industry term, have been around for many years and have often proved to be a far more cost effective and less disruptive way to add additional facilities to places such as hospitals, classrooms for schools, factories, office buildings, airports and a host of other venues. Across the world these days, houses are being built using the modular method which means that homes are being built off-site and then delivered by wagons and Hiabs to the desired location.
Over the years, modular buildings have been known as temporary buildings, portable buildings, prefabricated buildings and even portacabins: A brand name of a supplier in the same fashion as a hoover is a term used for a vacuum cleaner and Jacuzzi for a hot tub.
Whatever terms are used to describe them, the principle is the same and these buildings are effectively flat pack buildings mostly built off-site meaning less preparation is required and less disruption for the customer while they await construction.
Modular Buildings have become increasingly popular in the construction industry over the past few years because they are time saving, cost saving and, in a world where the environment is always at the forefront of our minds, they have many sustainable benefits too.
Why are modular buildings growing in popularity?
Historically used within the military section of society to provide personnel with quick and economical housing, the world of modular building technology has moved on hugely over the years. Even tower blocks are now being constructed this way to manage pressing housing issues in the UK and around the world. Ultimately in years to come, off-site manufacturing will probably become the norm, rather than the exception in the building industry. Now, the benefits of using modular buildings make them the best way forward when aiming to construct great additional spaces quicker and often cheaper than traditional builds.
Cotaplan’s prefabricated buildings are built in a controlled and highly regulated environment following strict ISO9001 safety standards and guidelines so every client can be assured of a completely safe and industry standard result. All of our buildings are subject to regular checks and inspections during construction to ensure our client’s expectations are fully met.
Modular buildings don’t have to be permanent fixtures, they can also be used as temporary measures. However, it is worth noting that if a modular building is going to be in situ for longer than 28 days the project will be subject to normal planning permission and building regulations so conversations with your local council are advisable.
What is the future of modular buildings?
So where does the industry in the UK really stand when it comes to traditional building methods compared to modular buildings? There will always be a need for construction in the traditional fashion. However, a more collaborative approach between the two building styles, to fulfil the serious housing shortage the UK is dealing with at present, would be advantageous for all. On average a modular building project takes around 30% less time to complete than a traditional build and the time saved is a factor when thinking about the cost implications. The design and planning of a modular building can be more accurate because the buildings are built in indoor facilities. And on top of that, the products used to create modular buildings are more sustainable so come with an environmental benefit too when compared with traditional building methods. It is fair to say that timescales and costs will become even more favourable as time wears on in the building industry.
