What is the difference between modular and non-modular construction?

Modular construction involves building sections (modules) offsite in a factory and assembling them on location, making the process faster and, most often, cheaper. Non-modular construction, also known as traditional building, is completed entirely onsite, requiring longer timelines and higher labour costs.

Modular office furniture is designed to be flexible and adaptable, allowing you to rearrange desks, storage, and workspaces easily. It maximises space, supports collaboration, and accommodates changing office needs.

A modular classroom is a common example. These prefabricated structures are built offsite and transported to schools, providing cost-effective, high-quality spaces for classroom teaching. They’re flexible, durable, and quick to install.

In the UK, temporary modular offices and prefabricated buildings used for less than 28 days or under 100 square metres may not require permission. If the portable office extends an existing building and meets specific criteria, such as being smaller in height and volume, it may also be exempt. However, regulations do vary by location, so it’s always best to talk to your local planning authority.

Portacabins typically last anywhere from 20 to 50 years, depending on the materials used, maintenance, and exposure to harsh weather conditions.
